Frequently Asked Questions: Becoming a Homeowner

  • Cameron Crossing is something totally new in the Bozeman market: a top-quality “land lease” community. What this means is that our residents are all homeowners who purchase their own homes, but they do not have to buy the underlying land. As a result, our homeowners have pride of ownership and the financial ability to buy, sell, and mortgage their homes—but our homeowners enjoy prices that are much more affordable than other communities because our homeowners do not have to pay to the purchase the land. Instead, our homeowners pay a monthly Community Fee which covers the cost of leasing your lot, use of all community amenities, and the landscaping and maintenance of common areas.

  • Absolutely. We know that finding the right community for your four-legged family members is a key consideration for many homebuyers. Cameron Crossing allows up to two dogs per household, and we have a community dog park for dogs and their owners to socialize. We do have certain size and breed restrictions, which you can review in our Community Rules document.

  • The Community Fee is a monthly fee that covers the cost of leasing your lot, use of all community amenities, and the landscaping and maintenance of common areas. Specifically, the Community Fee helps cover the cost of our professional on-site management team; landscaping of all common areas; snow removal; upkeep of on-site amenities including the clubhouse, pickle ball court, dog park, playground, and walking trails; community events; property taxes and property insurance for the land that the community sits on; the construction and upkeep of community streets, street lighting, and underground utility infrastructure; irrigation of common areas; privacy fencing; and more.

  • The initial Community Fee for new residents at Cameron Crossing is $850 per month. Homeowners will sign a five-year lease agreement. During the term of the agreement, the Community Fee will increase annually, because we expect our costs to increase annually. The annual Community Fee increase will not exceed the greater of i) the annual change in CPI or ii) 5%.

    Please note that our five-year lease agreement is designed to give you transparency and peace of mind regarding your Community Fee. It does not in any way obligate you to stay in the community for five years. You are free to sell your home and move out of the community at any time. If you sell your home before five years have passed, we will simply cancel your lease agreement, with no further financial obligations on your side, and we will enter into a new lease agreement with your approved home buyer.

    At the end of your five-year lease term, we will have the option to reset your Community Fee to the market rate that exists at that time, which is defined as the Community Fee that we are charging to new residents who move into the community at that time. You will have the option to enter into another five-year lease which will again limit any annual Community Fee increase to the greater of i) the annual change in CPI or ii) 5%.

  • No. There is no HOA at Cameron Crossing.

  • No. Cameron Crossing is open to families and individuals of all ages.

  • Cameron Crossing will have a professional on-site Community Manager, who will work from our on-site Community Office. Our Community Manager’s job is to serve our homeowners and to ensure the safety, quality, and attractiveness of the community—which in turn maximizes the value of the homes owned by our homeowners.

  • Due to space constraints, we will not be able to offer on-site storage. There are a variety of off-site options located nearby.

  • There will be a limited number of guest parking spaces in the community. Guests cannot exceed 72 hours in a guest parking spot.

  • We will have a community center with an exercise room and movie-screening facilities available for homeowners’ use.

    We will also have a dog park, playground, and walking trails for homeowners’ use.

  • No, the community will not be gated.

  • As a homeowner in Cameron Crossing, you will own an attractive, energy-efficient, single-story home with a private driveway, an attached garage, and a backyard. You will own a brand-new home built with top-grade construction materials, keeping maintenance and upkeep to a minimum. You will be a homeowner in a vibrant “pride of ownership” community, where every resident is a homeowner. You will have access to a full amenities package including a community center with an exercise room and movie screen, pickle ball court, dog park, playground, and walking trails. You will enjoy the safety and convenience of having an on-site professional Community Manager. Perhaps most importantly, you will own a home in a premier community—a valuable investment that we expect will rise in value over time.

  • In order to provide the highest quality homes to our residents at the best overall value, we use factory-built homes at Cameron Crossing. This enables us to build our homes in locations where construction costs are much cheaper than Bozeman. We then pass those savings on to our residents. We work closely with factories in Idaho, Oregon, and Minnesota.

  • Our homes are built for Bozeman. Designed for people who love the outdoors, with thoughtful features for all four seasons, our move-in ready home designs include clean, modern floorplans, contemporary kitchens, recessed lighting, and walk-in pantries. To maximize natural light, we have included front porches, oversized windows, and optional skylights. To ensure comfort during Bozeman’s winters, our homes have gas furnaces, extra insulation, and optional gas fireplaces. All our homes have attached garages to store tools, skis, kayaks, and bikes, and to allow easy loading and unloading of outdoor gear. All our homes have private backyards, perfect for summer barbecues or enjoying outdoor time with your pets, family, and friends.

  • Homes range in size from 950 to 1,600+ square feet, with 2- and 3-bedroom options. Lots in the community range from 4,500 to 6,000 square feet.

  • During construction, our homes generate around one-fifth of the materials waste of a conventional site-built home. On an ongoing basis over the life of the home, our homes are highly energy efficient because they are “built tight” in a factory, using high-quality insulation, double-pane windows, and EnergyStar appliances.

  • Please contact info@cameron-crossing.com and a member of our team will set up a time for you to tour our model homes, review our floor plans and available lots, and reserve the perfect home for you.

    You can request to reserve a specific home on a specific lot with a $1,000 refundable deposit. At the time of the reservation request, we will not know the exact pricing for the home, but we will provide an estimated price range. Within 10 days of submitting your reservation, you will submit a single application to our sales center in order to 1) apply for residency at Cameron Crossing, and 2) apply for financing for the home. The application fee is $50 per adult. Once you are approved by the community and have obtained a lender pre-approval, your reservation request will be converted to a confirmed reservation. Once your reservation is confirmed, you will be able to work with a member of our team to customize your home, including flooring options, countertop options, cabinet colors, and other optional upgrades such as skylights, gas fireplaces, and premium bath upgrades.

    Approximately 90 to 120 days prior to the expected closing date, we will know the final sale price of the home, and at that point, we will share the final pricing with you, and you will have the option to convert your reservation into a formal purchase agreement.

  • We will be releasing a total of 8 phases, starting with 52 homes in Phase 1, Q4 2023. Each additional Phase will be grouped into 25-35 homes. These phases will be released according to how quickly the previous phase reservations are filled.

  • We are pleased to be offering a wide variety of customization options. These options include interior and exterior paint color, cabinet color, kitchen and bathroom hardware, backsplash, countertop surface, appliance packages, flooring, lighting, barn doors, skylights, gas fireplaces, and more. Not every option is available for every home. Please consult with our Sales Staff during your appointment for more information.

  • In order to ensure a high standard of quality across uniformity in the community, all homes at Cameron Crossing must be new homes purchased through our sales center.

  • No. Different lots have different configurations, and we have designed specific floorplans for each lot in the community.

  • Yes. You are welcome to continue working with your real estate agent. Please bring your realtor to your initial appointment at our Sales Center and they will be entitled to a 3% referral payment upon closing.

  • We expect to have our first homeowners move into the park by Q4 2023 or early Q1 2024.

    We anticipate that the community will be fully occupied by end of 2024 but the timeline may adjust as development proceeds.

Questions About Financing

  • Your total monthly housing cost will consist of your monthly mortgage payment (if you finance the home), plus the Community Fee, plus property tax for your home (but not for the underlying land, which Cameron Crossing pays for), plus insurance for your home. You will also pay for utilities, based on how much you use.

  • No. Cameron Crossing is strictly an owner-occupied community.

  • Water and sewer will be sub-metered by Cameron Crossing management and will be added to each homeowner’s statement each month. Gas, electric, and garbage will be directly billed to each homeowner by the utility provider.

  • We work closely with several lenders who specialize in financing factory-built homes. When you submit your request to reserve a specific home on a specific lot, we will forward your application to multiple lenders in order to see which lender offers you the most competitive terms. You are also welcomed to work with any outside lender of your choice.

  • Anyone who will be residing in the community for longer than 15 days will need to submit an application and go through the residency approval process. The community also has an occupancy limit of 2 people per bedroom in any home.

  • Each homeowner will be limited to 3 vehicles. This includes 1 in the garage and up to 2 in the driveway.

  • When one of our homeowners decides to move, they typically list their home for sale, either by engaging a local realtor or by engaging our on-site sales office. You can sell your home for any price that you choose. Based on our experience, we believe that the homes in Cameron Crossing will rise in value significantly over time.

    Once you have identified a prospective buyer for your home, your buyer will need to apply for residency at Cameron Crossing to ensure that they pass our background check and that they have the financial wherewithal to pay our monthly Community Fee. We assess every applicant fairly, in compliance with federal Fair Housing guidelines. Once your buyer is approved by Cameron Crossing, you are free to close the sale of your home to the buyer. At that point, the buyer will enter into a new land lease agreement with Cameron Crossing and will start paying the monthly Community Fee under this new agreement.

Community Rules & Regulations

Landscaping

  • Xeriscape landscaping will be completed and will be included in the home sale price. Ongoing landscaping maintenance will be the responsibility of the resident.

  • Yes. All homes will come with xeriscape landscaping, but you are free to make changes to your landscaping after the home has closed, as long as they adhere to our community guidelines.

  • No, it will not. We are located in the Four Corners Water District, and due to water conservation requirements, the water district will not allow homeowners at Cameron Crossing to install irrigation systems on their lots.
